Selling your home takes a considerable amount of preparation We suggest using the following abbreviated checklist as a guide to help you get organized:
- Establish a methodology. Are you going to seek the help of a qualified Real Estate Professional, or sell it on your own "By Owner"? If your property is located in East Central Florida, we would be happy to help you sell your home. Contact us if you would like to schedule an appointment with one of our agents to get the ball rolling.
- Assuming you choose to work with a Real Estate Brokerage, work with your representative to execute a listing agreement that clearly spells out the responsibility of all parties so there are no disappointments or suprises.
- Develop a Pricing Strategy. We will be happy to assist you with this by completing a CMA. This will provide you with a price range of comparable homes in your area. (a CMA is Not an appraisal) You'll need to evaluate your personal needs and decide whether or not you offer a rock bottom price and stand firm, or shoot for a higher price with room to negotiate. Different strategies can discourage potential buyers or even sell you short of valuable equity you've accumulated in your home, so you need to spend some time considering your options.
- Once you have decided on your price, you need to prepare your house for viewing. This involves cleaning, removing clutter, safely storing dangerous/hazerdous/personal items that would not be appropriate for visitors to see or have access to, and staging your house to maximize usage of space.
- Identify potential new home location and target new homes of interest to avoid rushing into a home you don't want if a contract surfaces to sell your home sooner than you expect.
- Review all offers and comply with the terms and conditions of any contract(s) you execute. Make sure that you don't overlook your obligation to provide the buyer with a title policy for review if the contract calls for you do provide it as the Seller.
- Prepare for closing day; have all of your personal property removed from the home prior to closing. Once the closing is completed, you will not have access to the house again unless your sales contract specifically provides for it.
